Our verdict
Budget Hostaway from a written quote, not an internet per-listing estimate. We opened its pricing page but could not verify a public numeric subscription rate, onboarding charge, minimum commitment, or trial entitlement. Request the total for your actual properties and required functions. Our recommendation is to evaluate Hostaway when you need a coordinated operating platform and can justify the implementation work; compare OwnerRez for a published calculator-based alternative and Guesty Pro for another quote-based proposal.
| Candidate | Public pricing route | What to bring to the comparison |
|---|---|---|
| Hostaway | Request pricing; no numeric rate verified | Property count, required functions, implementation scope |
| Guesty Pro | Quote-based for 4–199 listings | The same requirements and contract period |
| OwnerRez | Per-property pricing calculator | Selected premium modules and the resulting total |
What does Hostaway cost in 2026?
The responsible answer is the amount Hostaway quotes for your configuration. Its website directs buyers to request pricing; that page did not expose a readable numeric rate during our check. We therefore cannot substantiate a universal monthly amount or a total for five, ten, or twenty properties.
That is a limit of the evidence available for this article. It does not establish that every customer pays the same way, that an onboarding charge always applies, or that a discount is available. Treat those questions as proposal items. A number copied from another operator's experience is not a quote for your business.
This guide gives you a buying process rather than a guessed price. We reviewed first-party pages linked in the sources section. The budgeting framework and demo tasks are our editorial recommendations; we have not purchased a subscription or negotiated a Hostaway contract for this comparison.
Define the product scope before discussing the number
Hostaway's PMS page documents calendars, guest messaging, a direct-booking engine, and reporting. Those capabilities justify asking for a coordinated platform demonstration. They do not prove every item is included in a particular proposal at no additional cost.
Describe the work you need in plain language. For example: “Two people answer guests, one coordinator handles turnovers, and we send monthly statements to six owners.” Then list the booking channels and outside tools you intend to keep. Ask the vendor to map each requirement to an included function, an optional product, an external dependency, or an unsupported workflow.
Mark the must-haves before the call. If owner reporting is mandatory, it belongs in the quoted scope. If a new website is only a future idea, ask for it as a separately identified option. This keeps the initial purchase tied to the work you can implement now.
What to ask for in a Hostaway quote
Request a written proposal with enough detail to reproduce the total. The following are questions, not a list of charges we have confirmed Hostaway imposes:
- Subscription basis: Is the charge per account, property, listing, active unit, or another measure? How are duplicated channel listings counted?
- Portfolio changes: What happens when you add, pause, or remove a property? When does the invoice change?
- Included functions: Which products cover each requirement, and what optional items have been included in the offer?
- Usage charges: Are there transaction, messaging, payment, device, or other usage charges relevant to the proposed setup?
- Implementation: What work will the vendor do, what will your team do, and is any of it separately charged?
- Term and renewal: What is the commitment, cancellation process, renewal date, and mechanism for changing the price?
- Support and training: What is included for the people who will actually run the system?
- Exit and records: Which records can you export, and what access remains after cancellation?
Ask for the answer at your current unit count and a realistic next count. If you manage ten properties and expect two more, price twelve as well. A hypothetical hundred-unit expansion is less useful than knowing the cost of the next signed management agreement.
Compare recurring cost and first-year cost separately
Use two totals. The first is the recurring cost for a normal operating month. The second is the cash and internal effort needed to adopt the system over the first year. A discounted subscription can still require a substantial implementation project; a larger monthly bill may replace other subscriptions. Neither conclusion is automatic.
For a stable monthly quote, calculate twelve times the recurring subscription, plus quoted setup work, expected usage charges, and any overlap with existing software. If the contract uses annual billing or changes during the year, use the actual payment schedule instead. Deduct existing subscriptions only when you have confirmed you can retire them.
Record internal labor separately. List the hours for property data cleanup, messaging templates, owner settings, reservation reconciliation, and training. Value those hours using your own staffing cost. This is a management estimate, not an additional Hostaway fee, and it should not be presented as part of the vendor's advertised price.
Avoid filling blank proposal fields with zero. “Included,” “not required,” and “not yet confirmed” are different answers. Get unresolved items clarified before deciding that one offer is cheaper.
How much operational benefit would justify the quote?
Start with the current process. For one working week, record time spent on the tasks you hope to change. Separate repetitive work from judgment calls that will still need a person. During the demonstration, ask the vendor to reproduce those tasks using your permitted sample information.
Then estimate the value of the improvement conservatively. Your monthly case can include documented subscriptions you can cancel and the value of time you reasonably expect to reclaim. Do not assume every saved minute becomes cash. A salaried employee might gain capacity without reducing payroll, which is still useful but should be described accurately.
Require a reason for each expected benefit. “The team will stop copying this field between two systems” is testable. “Revenue will rise because the platform is better” is not a purchase assumption we can defend from the source pages. We do not use vendor revenue-lift marketing as a forecast for your properties.
Compare Hostaway with the right alternatives
For another broad-platform proposal, use Guesty Pro, which Guesty places in the 4–199-listing band with quote-based pricing. Send both vendors the same requirements. Read Hostaway vs Guesty and the Guesty profile, then visit Guesty if a second proposal would inform the decision.
For a calculator-based comparison, OwnerRez pricing depends on property count and selected premium features. Its page states that it does not charge setup or per-booking fees, while premium modules are separate. Use a configuration matching your requirements. Our OwnerRez profile, Hostaway vs OwnerRez comparison, and OwnerRez link are the next steps.
These are different pricing processes, not evidence of a universal winner. A calculator total missing required modules is not comparable with a fully scoped quote. Likewise, a proposal with optional work you will not use deserves revision before you compare it.
Who should pick what?
Evaluate Hostaway when you need several operating functions coordinated and have a team ready to implement the agreed process. Make the buying decision conditional on a successful demonstration, a complete proposal, and acceptable contract terms.
Evaluate OwnerRez alongside it when you want to construct a price from the required modules and property count. Use your owner-reporting and booking workflows as the acceptance tests rather than assuming modular pricing means lower cost.
Include Guesty Pro when you want a second proposal for a broader operational setup. It is useful as a competing scope and contract discussion, even if you ultimately keep your existing system.
Delay the purchase when you cannot identify the task the system will improve or cannot assign time to migration. For a wider shortlist, see software for 5–20 units. For Hostaway-specific research, read the tool profile and pricing reference, then visit Hostaway with the checklist above.
FAQs
Does Hostaway publish a price per property?
We could not verify a public numeric rate on the pricing page we opened. Do not interpret that as a specific minimum or a standard rate. Request the billing definition and the portfolio total directly, and keep the quote date with your comparison.
Is there an onboarding fee or annual contract?
We did not verify universal terms for either. Ask whether implementation is included, what it covers, and what commitment the proposal requires. Read the written offer before deciding; another customer's historical arrangement does not establish yours.
Does Hostaway offer a free trial?
We could not verify a trial entitlement from the pages reviewed. Ask what evaluation access is available and whether it includes the functions you need. A guided demonstration and an account you can operate yourself answer different questions, so specify the acceptance test you want to complete.
Can I estimate the bill by multiplying an online rate by my units?
Not responsibly without confirming the rate and billing basis. Ask how the vendor counts properties and active listings, whether the portfolio total changes with size, and which optional items apply. Use written figures instead of filling the gap with an unsupported estimate.
Is Hostaway worth it for five properties?
The number alone does not decide it. Compare the documented operational benefit with the full quote and implementation work. Five properties with several owners and staff handoffs can create a different buying case from five properties managed through one straightforward process.
