Hospitable vs OwnerRez (2026)

Compare Hospitable and OwnerRez for guest messaging, owner statements, channel management, and the cost of the configuration you actually need.

Our verdict

Start with Hospitable when the inbox is your biggest operating problem. Start with OwnerRez when commissions, expenses, and owner statements determine the purchase. Both deserve a demonstration for a multi-channel business. Compare Hospitable Mogul with OwnerRez's Property Management option if you manage for other owners; comparing entry subscriptions would miss the work you need. These are editorial starting points based on vendor documentation, not results from a hands-on speed or reliability test.

Decide which job should shape the system

The useful question is what your team must do next Monday. If you spend the day answering arrival questions, begin with the communication workflow. If you are preparing statements for several owners, begin with the financial handoff. Neither job disappears because a product has a longer feature list.

Our recommendation is based on the first-party pages below and STRStack's comparison methodology. We have not timed setup, tested support responsiveness, or run either platform against a controlled set of reservations. The exercises in this guide are buying criteria you can use with your own operation. They are not promises that a vendor will meet every requirement.

Keep the shortlist to these two until you can explain why a third candidate is needed. Record three must-haves, one acceptable workaround, and the monthly cost you can support. That gives the trial a finish line.

Hospitable: start with the guest conversation

Hospitable's plan page lists an inbox and automated messaging. Professional adds a direct-booking website; Mogul adds owner portals, statements, and payouts. The paid Host tier has a two-property maximum. Select the tier for your actual workflow before treating a trial feature as part of the subscription you intend to buy.

Bring examples of the messages you actually answer: parking directions, early arrival, a missing item, and a guest asking for something outside your policy. Have the person who covers the inbox prepare the property information and attempt the replies. Record which responses are ready to send and which need correction. Judge the process by the work left for your team.

Then change the arrival date in a permitted test reservation. Ask what happens to scheduled instructions and who can pause an incorrect message. A good buying test includes an exception, because routine check-in questions rarely reveal the whole operating burden.

Read the Hospitable profile, then visit Hospitable with those examples. If the demonstration solves the inbox problem but leaves month-end reporting unresolved, keep that gap visible when comparing the price.

OwnerRez: start with the owner statement

OwnerRez's Property Management overview documents commission calculations, owner and manager statements, and reimbursable expenses with attachments. This is why we would put it first when explaining owner balances is the difficult part of the business. That recommendation does not establish that its accounting model matches every management agreement.

Build a small example with a completed stay, a partial refund, a maintenance receipt, and your own commission rule. Ask the vendor to show the owner result and the manager result. Have your bookkeeper explain the output back to you. If a number is hard to trace, ask for the supporting record before moving to another screen.

OwnerRez also documents message templates, a unified inbox, and event or time-based triggers. It is worth testing those alongside Hospitable. “Messaging first” is our suggested evaluation order for Hospitable, not a claim that OwnerRez lacks messaging automation.

Use the OwnerRez profile and visit OwnerRez to build the relevant configuration. If your business owns all its properties and never produces owner statements, do not make a premium management module the deciding advantage.

Airbnb and Vrbo: inspect the connection, then the exception

OwnerRez lists direct Airbnb and Vrbo API integrations on its pricing page. Hospitable's reservation-sync documentation distinguishes API connections, legacy Vrbo connections, and imported calendar feeds. It also describes different timing for new bookings and later changes. Those distinctions matter more than a general claim that calendars sync.

For each property, write down the Airbnb listing, the Vrbo listing, and which connection will be used. Ask who controls rates and availability after onboarding. Then test a booking change and cancellation with vendor-approved sample data. Check the result on both channel calendars and in the operating system.

Do not infer that every listing field or message behaves identically across channels. Ask for the supported scope for your accounts and a recovery procedure if an update fails. Our Airbnb and Vrbo channel-manager guide provides a more detailed acceptance checklist.

Compare the configuration price, not a headline

OwnerRez uses a property-count calculator. Its pricing explanation identifies Property Management, QuickBooks integration, and hosted websites as premium features. Include the options you need before saving the total. We are not assigning the calculator's displayed default amount to an unverified property count.

Hospitable's pricing page exposes the plan structure, but the paid base amounts appeared as placeholders in the version we could read. We therefore do not quote a numeric paid subscription rate here. Obtain the current total for your plan, property count, currency, and billing term.

For a fair comparison, prepare two configurations: the minimum that solves today's problem and the one needed after your next confirmed property addition. Itemize website, owner-management, messaging, payment, and optional service costs where applicable. Ask which charges are recurring and which depend on use; a blank line is an unanswered question, not zero.

Keep your implementation time separate from vendor fees. Estimate who will rewrite templates, configure owner rules, clean up property records, and reconcile future reservations. Include a period of overlapping subscriptions if your transition plan needs it. Only count savings from another tool when you have verified you can retire it.

Who should pick what?

  • An owner-operator whose day revolves around guest replies: evaluate Hospitable first and ask the inbox operator to run the trial.
  • A manager whose month-end close is the bottleneck: evaluate OwnerRez with Property Management first, using a sample statement and expense record.
  • A host needing both owner reporting and messaging: compare Hospitable Mogul with the relevant OwnerRez options. Let the same two exercises decide.
  • A business mainly shopping for a booking website: test the complete guest checkout in both proposed configurations before making the inbox the deciding factor.

These are workflow choices, not hard portfolio-size rules. A small operation can have complicated owner agreements; a larger one can have a straightforward reporting process. Choose the system your team can maintain after the onboarding help ends.

A practical trial and migration plan

Assign one person to each acceptance task: inbox, channel mapping, owner reporting, and final cost. Use anonymized records where possible. Keep a shared list of questions and ask the vendor to distinguish a product limitation from an unconfigured setting.

Before changing live connections, obtain the vendor's channel-specific cutover sequence. Inventory future bookings, balances, owner blocks, message schedules, and any external tools you will retain. Agree on which system owns each update during the transition. Do not let a successful sample message stand in for a complete reservation reconciliation.

At the end of the trial, write a short decision: which tasks passed, which require a workaround, what the configuration costs, and who will maintain it. If neither candidate passes a must-have, pause the purchase and consult Hostaway vs Guesty. Expanding the shortlist should follow a demonstrated gap.

FAQs

Is Hospitable only for small hosts?

Do not apply the Host plan's two-property limit to the entire product. Evaluate the appropriate plan for your portfolio and required functions. Size alone does not establish whether it can handle your owner rules or team process.

Does OwnerRez automate guest messages?

Yes. Its messaging page documents templates and triggers. Test the events you rely on, the content available to each template, and the process for stopping an inappropriate scheduled message.

Which is cheaper for five properties?

We cannot substantiate a universal winner. Obtain a Hospitable total and an OwnerRez calculator result with equivalent functions. Include applicable usage charges and premium options rather than comparing different product scopes.

Can either guarantee that I will never have a double booking?

We have not verified such a guarantee. Evaluate the connection type, failure visibility, and response process. A vendor's documented sync function is not evidence of a measured zero-failure rate in your operation.
