Our verdict

Our Guesty alternative shortlist starts with Hostaway for a broad platform comparison, OwnerRez for owner-management workflows, Lodgify for a website-led operation, and Hospitable for a messaging-led operation. Pick the reason for switching before picking the replacement. If your existing Guesty setup already completes the critical tasks, get a revised scope and quote before paying for a migration. We have not established that any of these alternatives is universally cheaper, easier, or more reliable.

First, identify which Guesty you are replacing

Guesty's pricing page separates Lite for 1–3 listings, Pro for 4–199, and Enterprise for 200 or more. Pro is quote-based. That distinction matters: a host leaving Lite and a manager replacing Pro are not shopping for the same scope. Record your current plan, optional products, property count, and actual invoices before requesting alternatives.

This guide compares documented functions, not results from a hands-on reliability test. Our recommendations are editorial judgments about where to begin a purchase evaluation. We do not assume a competitor resolves an issue merely because its marketing page lists the relevant feature.

Write the switching reason as an observable problem. “Our reporting process requires duplicate entry” is useful. “We want better software” is not a test. List what must improve, what already works, and what would make a move unacceptable. The replacement has to preserve the working parts as well as address the frustration.

Hostaway: a candidate for a broad platform replacement

Hostaway's PMS page documents reservation calendars, a unified inbox, a direct-booking engine, and financial reporting. Those functions make it a reasonable candidate when you want to compare an entire operating workflow with your Guesty setup. Its feature overview also lists task automation and user permissions.

Ask the demonstrator to follow one booking from arrival instructions through a date change and then into reporting. Bring the problem that triggered your search. If it concerns an exception, demonstrate the exception; a routine reservation will not answer the question. Require the proposed package and any dependencies to be written down.

The limitation for a buyer is pricing visibility: we did not verify a public numeric Hostaway subscription rate. Request a quote rather than assuming a price advantage over Guesty. Choose it only when the workflow and total proposal meet your criteria. Read Hostaway vs Guesty, inspect the Hostaway profile, and visit Hostaway to arrange your evaluation. Our Hostaway pricing guide supplies a quote checklist.

OwnerRez: a candidate when owner management is the issue

OwnerRez's pricing page identifies Property Management as a premium feature covering commissions, owner statements, and expenses. QuickBooks integration and hosted websites are separate premium options. This gives you specific items to configure before comparing a total with your current Guesty invoice.

Bring a completed reporting period with a refund, a reimbursable expense, and an owner question. Reconstruct the statement and ask your bookkeeper to check the output. Show how the system would represent your management agreement rather than accepting a generic example. Ask what remains outside the software and how those records are reconciled.

We would prioritize this evaluation when the reporting workflow is the reason for leaving. We would not promise that choosing individual modules automatically produces a lower bill. Use the actual property count and selected options, and include implementation work in your comparison. Read the OwnerRez profile, open Guesty vs OwnerRez, or visit OwnerRez to assemble the relevant configuration.

Lodgify: a candidate when your website needs attention

Lodgify offers a vacation-rental website builder. Its plan comparison places owner reports and statements in Ultimate and limits Starter to two properties. For a portfolio above that size, compare the applicable Professional or Ultimate configuration rather than the entry-plan headline.

Make the purchase test a guest journey. Have a teammate find a property on a phone, choose dates, understand the total, and reach the booking step. Then work through an amendment and check the operator's view. Ask how your domain, existing content, and booking links would move, and who owns each task during the transition.

Our recommendation is to consider Lodgify when building or replacing the website is the principal project. A nicer website alone does not justify breaking an owner-reporting or team workflow that already works. Include those dependencies in the demo. See Guesty vs Lodgify, the Lodgify profile, and Lodgify's current offering.

Hospitable: a candidate when the inbox is the bottleneck

Hospitable's pricing page lists unified messaging, a Professional tier with a direct-booking website, and a Mogul tier with owner portals and statements. Its paid Host tier has a two-property limit. That boundary matters when a small host's recommendation is being applied to a larger management operation.

Give the vendor a short set of anonymized guest questions and the property rules needed to answer them. Include an early-arrival request you cannot grant, a missing fact, and a question that must be escalated. Your test is whether the team can review and handle the conversation consistently. Decide who maintains property information after onboarding.

We would put Hospitable on the shortlist when rebuilding guest communications is the first objective. If your business also needs owner accounting, evaluate that part explicitly before moving. Read the Hospitable profile, examine Guesty vs Hospitable, and visit Hospitable to compare eligible plans.

Who should pick what?

Replacing a broad Guesty Pro setup: put Hostaway beside a revised Guesty proposal. Use identical requirements and ask for an explicit inclusion list. The winner should complete the work you need at terms you accept.

Changing the owner-reporting process: start with OwnerRez, then compare another full-platform candidate. Make the bookkeeping demonstration a purchase gate rather than a task to solve after signing.

Launching a new direct-booking experience: start with Lodgify. Require a migration plan for the site as well as for reservations, and confirm that the rest of your operation still fits.

Rebuilding messaging around a small team: start with Hospitable. Test the person-to-person handoff and the appropriate property tier. If those are satisfactory, evaluate the remaining workflows.

No measurable switching objective: stay with the current system while you define one. Ask whether training, configuration, or a revised package can address the issue. A replacement should have a concrete acceptance test, not just a more appealing demo.

Make the economics comparable

Build a twelve-month comparison using your current invoice and written proposals. Separate recurring subscriptions, optional modules, usage-based charges, setup work, and any period of overlapping subscriptions. Treat unclear items as unresolved rather than entering zero. Record the currency, billing commitment, and property count beside every total.

For the internal work estimate, list message templates, owner settings, guest records, future bookings, payment schedules, website content, and team training. Assign an owner and an estimated effort to each task. The estimate does not need to be perfect to show whether a small monthly saving justifies a substantial project.

Ask for a price at today's portfolio size and your plausible next size. Include the removal of a property in the discussion. A proposal that looks attractive during growth may have terms that matter when an owner leaves. Do not assume every product counts a property, listing, or active connection in the same way; get the billing definition in writing.

Plan the cutover before canceling Guesty

Ask both vendors what can be exported, imported, or retained only for reference. Verify this against your account and contract. Make a list of future reservations, outstanding balances, scheduled messages, access instructions, and owner records that must survive the move. Never assume that seeing a reservation in the new calendar proves all associated information arrived.

Agree on when each system stops or starts controlling availability, pricing, and messages. Check the sequence with the vendors before reconnecting live channels. Give one person responsibility for the cutover and a second person responsibility for checking it. Keep a written rollback decision and preserve the records you need before ending access to the old account.

FAQs

Which Guesty alternative is cheapest?

We cannot establish that without your portfolio and required modules. Hostaway and Guesty Pro need quotes; other candidates need the correct plan or calculator configuration. Compare equivalent scope and the first year of ownership, including the work of moving.

Can a smaller host use this shortlist?

Yes, but the plan comparison changes. Start with your actual listing count and required functions. A one-property host should not assume a recommendation for twenty managed properties is proportionate. The 5–20-unit software guide explains the larger-portfolio scenarios.

Will all my data move automatically?

Do not assume so. Ask the replacement vendor to identify the exact records it imports and demonstrate the result with permitted sample data. Check future bookings, balances, guest instructions, and reporting history separately. Leave unresolved migration items on the decision list.

Should I leave Guesty just to reduce the subscription?

Only after comparing the saving with implementation work and any lost functionality. Ask for an updated Guesty proposal first. If both configurations solve the problem, the terms and migration burden can decide it. If neither passes the workflow test, keep evaluating.
